What Documents Do I Need for a Mortgage Application?

One of the most common questions people ask when starting the mortgage process is what documents they will actually need to provide.

While every lender has slightly different requirements, most mortgage applications will involve proving your identity, income and financial commitments. Having documents prepared early can help the process move more smoothly and reduce delays later on.

Proof of Identity

Lenders will usually require photographic identification and proof of address.

This commonly includes:

  • Passport or driving licence
  • Utility bill
  • Bank statement
  • Council tax statement

These documents are typically used to help verify identity and address information.

Proof of Income

The documents required will depend on how you are paid and your employment type.

Employed Applicants

Most lenders will usually ask for:

  • Recent payslips
  • Latest P60
  • Bank statements showing salary credits

If bonuses, overtime or commission form part of your income, additional evidence may sometimes be required.

Self Employed Applicants

Self employed applications often require:

  • SA302s
  • Tax year overviews
  • Business accounts
  • Accountant information
  • Business bank statements in some cases

Requirements can vary depending on whether you are a sole trader, limited company director or contractor.

Contractors and CIS Workers

Contractor and CIS applications can sometimes be assessed differently depending on the lender and the income structure involved.

Documents may include:

  • CIS statements
  • Contracts
  • Payslips
  • Bank statements
  • Tax documentation

Bank Statements

Most lenders will request recent bank statements to help assess:

  • Income received
  • Regular commitments
  • Existing credit commitments
  • General account conduct

It is important that bank statements reflect the information provided within the application.

Proof of Deposit

If you are purchasing a property, lenders will usually require evidence showing where the deposit has come from.

This may include:

  • ISA statements
  • Investment account statements

Additional checks may be required for gifted deposits or more complex sources of funds.
